Texas Pride Disposal has received the feedback provided by the community and have made some adjustments with their crews and routes to better serve the neighborhood. This includes adding additional crew members and re-balancing the routes that service all of MUD 196, including Barker Lakes, Riata Ranch and Riata West.
Homeowners & residents can also help improve the service by reviewing the following guidelines:
Tuesday = Recycle and Trash Pickup Friday = Trash Pickup
The black Texas Pride bins are for recycling, don’t put trash in the recycling bins. Recycling bins need to be rolled out to the curb for pickup.
Regular household trash can be placed in bins next to your residence. Trash should be in trash bags and the crews will pick those up.
Heavy trash such as lawn clippings, leaves, etc. should be placed at the curb. Branches should be bundled together.
Thank you to all of our residents that have provided valuable feedback and comments. While there were many reports of issues with recycling and trash services, there were also reports that there were no issues with the service at all. With over 1000 homes in the neighborhood we expected that there would some challenges and we appreciate the attention that MUD 196 and Texas Pride has provided in addressing the concerns of our homeowners.

Waste disposal services in the Riata Ranch community are provided and managed by MUD 196 and Texas Pride Disposal.
Update on the new disposal service with Texas Pride Disposal, most of the neighborhood should have the new bins. Working on getting them access to the gated sections. Also waiting for a response back from Waste Management regarding the green bins and if they’re coming back around again to pick them up.

Waste disposal will still be “back door” service. This means you can continue to place your trash (should be in garbage bags) in your bins and leave them next to your home and the waste collection team will retrieve them from the bins. Larger items such as lawn clippings and heavy pickup can still be left at the curb.
TRASH PICKUP WILL BE ON TUESDAYS AND FRIDAYS, TWO BULK ITEMS WILL BE ALLOWED EACH DAY.
TEXAS PRIDE DISPOSAL WILL PROVIDE 95 GALLON RECYCLE CONTAINERS, RECYCLE WILL BE PICKED UP ON TUESDAYS.
Waste Management is ending their Back Door Service and moving to a fully automated process. The MUD 196 Board voted to switch to another provider that offered back door service.
In 2015, an initiative was undertaken by the Riata Ranch HOA Board per increasing requests from homeowners to review the Deed Restriction requirements to replace or permanently remove trees in their front yards. At the time, the Deed Restrictions required that “live container grown oak trees every twenty five (25′) feet of street frontage of a minimum one and one half (1½”) inch caliper when planted” and “a minimum of two (2) container grown or machine transplanted trees with a minimum caliper of three (3) inches are required in the front yard of each residence.” The Deed Restrictions stated that upon approval by the Architectural Control Committee, trees could be replaced but there was was no provision that allowed homeowners the option of removing and not replacing the trees. The Board presented an Amendment to the Homeowners to update the requirement to allow Homeowners the option to not replace a tree once it had been removed.
Per the governing documents of the Association, 2/3rds of each Section in Riata Ranch must approve any amendments. As of July 2018, 5 out of the 11 Sections have approved the Amendments and can request to have trees removed and not replaced.
WHEREAS, Article XI, Section 11.1 of the Declaration states that the Declaration may be amended at any time by an instrument signed those Owners owning at least two-thirds (2/3rds) of the Lots within the Subdivision.
WHEREAS, the Association and Owners desire to amend the following Declaration provisions with regard to Walls and Fences so that Owners will be responsible for maintaining and repairing them and also to provisions regarding Grass, Shrubbery and Landscaping to allow removal of certain oak trees causing damage to sidewalks, driveways and lots.
SECTION 5.8.GRASS, SHRUBBERY AND LANDSCAPING – Prior to sale thereof, each Lot with a residence thereon shall be sodded with grass and all areas visible from any street shall be landscaped with Shrubbery of the types and quantities approved by the Architectural Control Committee. All grass and shrubbery shall be maintained by the Owner of the Lot. Failure by the Owner to maintain a Lot in a reasonable manner shall give a right to the Association to enter the property for purposes of yard maintenance including mowing of grass and trimming of trees and charge the Owner all costs attributable thereto. Each Lot may have live container grown oak trees every twenty five (25′) feet of street frontage of a minimum one and one half (1½”) inch caliper when planted, and which may be removed, but only with Architectural Control Committee Approval. These trees shall be located an equal distance from the street curb. Additionally, a minimum of two (2) container grown or machine transplanted trees with a minimum caliper of three (3) inches are required in the front yard of each residence.
Below is the Section Map for Riata Ranch, as well as the current ballot numbers for each Section. For the Sections that have not passed, a copy of the ballot can be downloaded and submitted to Crest Management.
The Riata Ranch splash pad will open March 9th and the swimming pool will open May 4th for the weekends in May.
Houston Recreation will be handling pool management this year. Their number is 713-932-7665. Feel free to contact them for any pool related questions or concerns ( except pool registration) and to schedule pool parties.
REGISTRATION PROCEDURES IF YOU ALREADY HAVE KEY FOBS/CARDS
1. Please be sure your account has a zero balance. Properties with unpaid fees will not be allowed pool privileges until all fees are paid.
2. Children under eighteen (18) must be accompanied by an adult.
3. For lost, misplaced, stolen key fob(s)/card(s), or additional fob(s), there will be a $50.00 charge per key fob.
4. Fobs/cards will be activated for the first day of the opening of the splash pad for homeowners who have a zero balance.
5. Please allow 2 business days for fob activation after your account has a zero balance.
REGISTRATION PROCEDURES IF YOU DO NOT HAVE A KEY FOB:
1. Properties with unpaid fees will not be allowed pool privileges until your account has a zero balance.
